# Pool remodeling in Bonita Springs
Bonita Springs is close enough to Naples that people assume the two are one market, and for pool work they are not. The fill water comes from a different utility and arrives at a different hardness, the disinfectant in it is not the one most pool owners assume, and the permit for your deck is issued by the city rather than by a county. Those three differences change what fails here and who you have to satisfy to fix it.

Why this area is different

## Pavers do not fail. Bases do

A concrete paver is a dense manufactured unit that does not wear out on a residential deck in any relevant timeframe. What fails is the layer underneath. Where the aggregate base is too shallow, poorly graded or inadequately compacted, it consolidates under load and the surface follows it down. That is the dip, the rut and the lifted edge people call about.
The Interlocking Concrete Pavement Institute specifies base depth by application, with vehicular installations requiring substantially more compacted aggregate than a patio, and compaction to a specified density rather than to whatever a plate compactor achieves in a couple of passes. Skipping either is invisible on the day and obvious two years later.
The second failure is joint sand. Sand washes out of joints over time and takes the interlock with it, which lets individual units move independently and lets weeds establish. Correcting that early, by cleaning, re-sanding and sealing, is a far smaller intervention than the settlement it eventually contributes to.
None of that is unique to Bonita Springs, and this page is not going to pretend it is. What is local is the water going into the pool and the office issuing the permit, and both of those are covered below.

## Why does Bonita fill water behave differently than Naples fill water?

Because it comes from a different utility with a different published hardness. Bonita Springs Utilities states that the average hardness of its water is less than 100 mg/L, and in its own household guidance gives a working range of 80 to 100 mg/L, or five to six grains per gallon.
Set that beside the figure this site documents for Collier County, where the county's own reporting puts average hardness around 67 mg/L. Both are soft by BSU's published scale, which calls 110 mg/L or less soft and 200 mg/L or more hard. But they are not the same, and the direction of the difference matters: Bonita fill water carries more calcium into the pool than Naples fill water does.
That matters because calcium is one of the inputs to the saturation balance that decides whether water is chemically aggressive toward a cementitious finish. Water that arrives short of calcium will pull it from wherever it can, and in a plastered pool the most available source is the plaster. Starting from 80 to 100 mg/L rather than the high sixties is a slightly better starting position, not a free pass.
The practical version is simple. If you moved here from a Naples house and are running the same chemistry routine on a Bonita pool, your starting water is not the water you are used to. Test it rather than assuming it.

## What does monochloramine in the supply mean for filling a pool?

Bonita Springs Utilities disinfects with monochloramine, which it describes as a chemical that uses both chlorine and ammonia. Most pool owners assume tap water arrives carrying free chlorine, and on a chloraminated supply that assumption is wrong.
The distinction is worth knowing when you top up or refill, because the ammonia component does not simply disappear when the water enters the pool. Chloramines are also what people are describing when they complain about a pool that smells strongly of chlorine, which is generally a sign of combined chlorine rather than of too much sanitizer.
We are not going to publish a dosing rule for this, because the correct response depends on your sanitizer, your volume and your current readings, and a number invented for a web page is worse than no number. What we will say is that a large refill from a chloraminated supply is a moment to test rather than a moment to assume.
The same utility also adds corrosion inhibitors to the supply, which it explains are there to preclude the leaching of certain metals into the water, particularly lead, copper and iron. That is a drinking-water measure rather than a pool measure, but it is another way this water is not simply generic tap water.

A concrete paver is a dense manufactured unit that does not wear out on a residential deck in any relevant timeframe.

## Who issues the permit for a pool or deck job in Bonita Springs?

The City of Bonita Springs, through its own Community Development Department. That is the single most important administrative fact on this page, and it is the one most likely to be got wrong by a contractor who works mainly in Naples.
Bonita Springs is in Lee County, not Collier County. It follows that the material this site publishes about Collier County permitting does not govern a job here. Our posts on [whether resurfacing needs a permit](https://www.splashpoolsllc.com/blog/does-pool-resurfacing-need-permit-collier-county/) and on [the $7,500 exemption](https://www.splashpoolsllc.com/blog/florida-7500-permit-exemption-collier-county/) are written against Collier's Land Development Code and Collier's published guidance, and we are flagging that here rather than letting you assume they transfer.
We are deliberately not publishing Bonita's thresholds, fee schedule or review timelines on this page. We have not obtained them first-hand, and importing Collier's numbers under a Bonita heading would be exactly the kind of place-name-swapping this site exists to avoid. Call the city's Community Development office, or ask us to, and get the answer from the office that will actually be reviewing the drawing.
What does transfer is the state layer. Florida's contractor licensing rules apply identically in Lee and Collier, which is why the [license verification process](https://www.splashpoolsllc.com/blog/check-florida-pool-contractor-license-collier-county/) is the same wherever you are standing.

## Does being near the Imperial River or the coast change the equipment decision?

It can, and the mechanism is corrosion rather than flooding as such. Salt-laden air attacks the metal on an equipment pad, and proximity to open water is the variable that matters most for that. Bonita has a lot of housing stock close to the coast and along the Imperial River corridor.
The failures show up on the pad first: heat exchangers, fasteners, bonding lugs, control boards and anything with a bare copper connection. We wrote that up in detail in [pool equipment corrosion in a flood zone](https://www.splashpoolsllc.com/blog/pool-equipment-corrosion-flood-zone-southwest-florida/), and the physics is identical here.
Where a property sits in a mapped flood zone, elevation requirements become a design constraint on where equipment can go rather than a suggestion, and that is a question for the city rather than for a contractor's rule of thumb. Flood zone determinations are property-specific, and the city publishes flood information for exactly that reason.
The version of this that is worth acting on without any paperwork: if your pad is within sight of open water and nobody has looked at the bonding connections in several years, that inspection is cheap and the thing it prevents is not.

## What usually needs doing on an older Bonita pool?

The pattern here skews toward hardscape more than it does in the gated Collier communities, which is why the deck sections above lead this page. A great many Bonita calls are a paver deck that has moved, not a pool shell that has failed.
When the pool itself is the problem, the sequence is the same one we follow everywhere: establish whether the surface is the problem or a symptom, then decide. [Resurfacing](https://www.splashpoolsllc.com/pool-resurfacing-naples/) over a shell that is still moving buys a short-lived finish, which is why we chip out and repair before any new interior goes on.
Tile and coping usually come into the conversation at the same time, because the waterline is where a finish change is most visible and because the mortar bed behind the tile is often the thing that actually failed. Doing those as one project rather than three visits is the whole reason this company is set up the way it is.
If the deck and the pool are both due, they should be sequenced together. Rebuilding a base after a new interior has gone in means working heavy equipment around a finish you just paid for.

## How do you tell base settlement from a leak under a Bonita deck?

They present similarly and they are fixed completely differently, so this is worth separating early. Base settlement is usually broad and follows load: a dip that spans several units, worst where people walk or where a vehicle crosses, and stable in dry weather.
A leak-driven void tends to be more localized, often near the pool shell, a return line or a skimmer, and it frequently gets worse after heavy rain or after the pool has been topped up. If the deck movement sits directly over plumbing, that ordering is a clue rather than a coincidence.
The distinction is worth money because relaying pavers over a void that a leak is still feeding buys you a flat deck for one season. We cover the diagnostic side in [leak detection](https://www.splashpoolsllc.com/pool-leak-detection-naples/), and the honest answer is that some of these need water loss measured over days rather than guessed at in an afternoon.
The one thing not to do is seal the joints and hope. Sealing a deck that is moving locks in the shape it currently has.

Plan the scope

## What would your remodel actually touch?

Pick everything that bothers you about the pool. The tool shows which trades the fix
involves and, more importantly, where they meet, because the seams are where split
jobs fail.

Finish is rough or stained Waterline tile is dated or falling Coping is loose, sharp or hollow Deck is settling or shifting Spa is dated or does not spill right Equipment is loud, old or undersized
Your scope so far
****
A new interior finish dies at the waterline. If the tile above it stays, the joint between old tile and new plaster is the first place the job shows its age.
[How resurfacing works →](https://www.splashpoolsllc.com/pool-resurfacing-naples/)

Tile comes off with demolition that always disturbs the bond beam behind it, which is why tile-only quotes grow once the old mortar bed is open.
[Waterline tile replacement →](https://www.splashpoolsllc.com/waterline-tile-replacement-naples/)

Coping sits on the same bond beam the tile hangs from, and the deck butts against its back edge. Three trades meet in a strip about a foot wide.
[Coping replacement →](https://www.splashpoolsllc.com/pool-coping-replacement-naples/)

A settling deck is usually a base problem, not a paver problem. Relaying pavers over a failed base moves the same problem to next season.
[Deck repair →](https://www.splashpoolsllc.com/pool-deck-repair-naples/)[Decks & pavers →](https://www.splashpoolsllc.com/pool-decks-pavers-naples/)

The spillover is a plumbing calculation wearing a tile face. Retiling it without checking the flow behind it fixes how it looks, not how it runs.
[Spa remodeling →](https://www.splashpoolsllc.com/spa-remodeling-naples/)

A remodel is the cheapest moment to right-size the pump and filter. The plumbing is already open and the pool is already down.
[Equipment pad rebuild →](https://www.splashpoolsllc.com/pool-equipment-pad-rebuild-naples/)

More than one trade means sequencing decisions. What gets demolished first, what cures
before what goes on top. One contract holds one company responsible for every seam above.

## What that usually means in Bonita Springs

In the order the causes above tend to drive the work, not in the order of what costs
most.

- [Pool resurfacing in Naples, including the part everyone skips](https://www.splashpoolsllc.com/pool-resurfacing-naples/) Most resurfacing quotes cover chipping out the old surface and troweling on a new one. The part that decides whether it still looks right in ten years is the four weeks after the water goes in, and it is the part most owners are never told about.
- [Paver patio and walkway installation in Naples, pitched the right way](https://www.splashpoolsllc.com/paver-patio-walkway-naples/) Every patio sheds every storm onto something. The two things it must never shed onto are your house slab and your pool. Most patio and walkway problems in Naples start with where the water was sent.
- [Paver sealing in Naples, and when to keep your money](https://www.splashpoolsllc.com/paver-sealing-naples/) Watch the joints, not the pavers. Empty joints are what let individual stones move, and stones that move are what turn a flat deck into an uneven one.
- [Pool deck repair in Naples, and whether resetting will actually hold](https://www.splashpoolsllc.com/pool-deck-repair-naples/) Resetting pavers on a base that has failed is a repair with an expiry date. The question worth answering before anyone quotes is whether the base is sound.
- [Pool deck pavers in Naples, built on a base that lasts](https://www.splashpoolsllc.com/pool-decks-pavers-naples/) Pavers almost never fail. Bases do. When a deck goes wavy, sinks at the coping or opens up at the joints, the stone is usually still fine and the six inches underneath it are not.
- [Pool remodeling in Naples, handled as one project](https://www.splashpoolsllc.com/pool-remodeling-naples/) Most Naples pools do not fail one piece at a time. The interior finish goes, the waterline tile lets go, the coping sounds hollow, and the deck has been moving for years. Handling that as four separate trades is how a six week project turns into a season. We do it as one.

## What to expect when we work in Bonita Springs
The first difference is administrative. Because the permit authority is the city rather than a county, the review process and the inspection scheduling are the city's, and we plan around that office rather than around Collier's calendar.
The second is travel. Bonita Springs is at the northern edge of where we work, and we are straightforward about that: it means we schedule Bonita jobs in blocks rather than dropping in for an hour, and it means we would rather see the whole scope on one visit than make three assessment trips.
The third is the water. If a job includes a new interior finish, the fill is coming from Bonita Springs Utilities and its published hardness is not the figure a Naples pool starts from. Startup chemistry gets set against what the water actually tests at, not against a rule of thumb carried over from another town.
What is identical to everywhere else we work is the part we will not localize: how we quote, what we will not promise, and the fact that the license number is on every page of this site so you can check it before you call.

- Is Bonita Springs water hard enough to matter for a pool? It is soft by the utility's own scale but harder than Naples water, and the difference is worth knowing. Bonita Springs Utilities publishes an average hardness of less than 100 mg/L, with a working range of 80 to 100 mg/L or five to six grains per gallon, and calls 110 mg/L or less soft. Collier County's own reporting puts its average nearer 67 mg/L. Both are on the soft side, but a Bonita pool starts with more calcium in the fill than a Naples pool does, which is a slightly better starting position for a cementitious finish. It does not remove the need to test, it just changes where you are starting from.
- Do I need a Collier County permit for pool work in Bonita Springs? No. Bonita Springs is in Lee County and the City of Bonita Springs runs its own Community Development Department, so a job here is permitted by the city rather than by Collier County. This matters because most pool contractors marketing in this area work primarily in Naples, and Collier's rules, thresholds and processes do not carry across the county line. Anything you have read on this site about Collier permitting is written against Collier's Land Development Code and should not be applied to a Bonita address. Confirm the requirements with the city's Community Development office before anyone starts work.
- Why does my Bonita pool smell strongly of chlorine after a refill? A strong chlorine smell is usually a sign of combined chlorine rather than too much sanitizer, and on this supply there is a specific reason to think about that. Bonita Springs Utilities disinfects with monochloramine, which it describes as a chemical that uses both chlorine and ammonia, so a large refill introduces the ammonia component along with the water. We are not going to publish a dosing rule for correcting it, because the right response depends on your sanitizer type, your volume and your current readings. The useful habit is to test after a significant refill rather than assuming the water arrived neutral.
- My paver deck sank in one spot. Is that the base or a leak? Both look the same from above, so the pattern is what separates them. Base settlement is usually broad, follows where load is applied, and stays stable in dry weather. A leak-driven void tends to be tighter, sits near the shell, a return or the skimmer, and often worsens after heavy rain or after the pool has been topped up. The distinction matters because relaying pavers over a void that a leak is still feeding gives you a flat deck for about one season. If the movement sits directly over plumbing, that is worth measuring properly before anyone lifts a paver.
- Does living near the water in Bonita change what equipment I should buy? It changes what you should inspect more than what you should buy. Salt-laden air attacks metal on the equipment pad, and proximity to open water is the strongest predictor of how fast that happens, so heat exchangers, fasteners, control boards and bonding connections all age faster near the coast and along the river corridor. If your property sits in a mapped flood zone, elevation requirements also constrain where equipment may be placed, and that is a property-specific determination the city holds rather than something a contractor should estimate. The cheap habit is having the bonding connections looked at rather than waiting for a board to fail.
- Do you actually work in Bonita Springs, or just advertise there? We work there, and it is the northern edge of our area, which we would rather say plainly than imply otherwise. In practice that means we schedule Bonita jobs in blocks rather than making repeated short trips, and we would prefer to assess the full scope in one visit instead of three. If your job is small and urgent, it is fair to ask us directly whether we are the right call that week, and we will tell you if we are not. The licensing and insurance position is identical wherever we work, and the license number is in the footer of this page.
